Water Overages - Review Your Bills

Many residents went over their 6,000 gallon allotment in June. Fifteen residents went over 15,000 gallons. Every resident needs to check their bill - particularly during summer months - and pay the appropriate amount. While the district understands June was a dry hot month;  residents need to also understand that we live in a high desert environment in a severe drought. Conserving water is always important, especially during these times. Residents are advised to recheck their irrigation schedule to see if they can water less often and less minutes per time. This saves residents not only money, but also saves our community valuable water resources.

District Easement at 747 Oak Drive

The district has a 40 foot wide easement along the edge of the driveway at 747 Oak Drive. Residents have the right to access district greenbelt trails via this non-motorized trail access easement.  Users should be respectful as they go down the driveway, through the gate and down the dirt road into the gulch greenbelt trails. 

The owners of 747 Oak Drive and the adjoining vacant lot have proposed moving the District pedestrian easement to the trail to the south of the driveway that runs down into and along the narrow gulch. At its June Board meeting, the Board decided that it will not relinquish any rights to fully utilize the existing easement, including for pedestrian access. The Board indicated it would like to cooperate with the owners to encourage the use of the trail, thereby ensuring that the majority of residents still use the trail instead of the road. Our attorney is providing the owners with a letter stating the District’s position. We hope to continue dialogue in moving toward a final resolution.

Road Maintenance and Hydrant Curb Painting

Road work on Wedgewood Circle will take place July 14-18. Road painting of traffic signs will take place after this. The same contractor painting the traffic signage on the roads will also be painting the curbs in front of hydrants.

ADU/Tiny Home

Many residents have contacted the District with their concerns, objections and questions regarding the tiny home on a property in Durango West 2. The property owners presented their position at the June Board meeting and the Board directed the District’s attorney to send a letter to the residents stating that the tiny house violates the District policy concerning additional dwelling units set forth in Resolution 2020-07 and therefore the property owners should remove it. Our attorney will address other issues brought up by the property owners including state statutes and La Plata County regulations. The board further directed our attorney to revise the ADU policy, addressing various issues including impacts of ADUs to our sewer system, roads and parking.

Wildfire Mitigation 

This year's District wildfire mitigation project was completed in June.  Homeowners are responsible for their own mitigation. See our local Wildfire Adapted Partnership website for mitigation resources along with resources on Defensible Space and Home Ignition Zones.

Nuisance Barking - Be Considerate

Warm weather means more windows are open, day and night.  Please be considerate of your neighbors.  Barking dogs, in particular, are not only annoying to your neighbors but can be a violation of the La Plata County Code. To report a violation of the code, please contact the La Plata County Humane Society at (970) 259-2847.  More information 

Find Your Water Shutoff

If you don't know where your main water shut off is located outside, now is the time to locate and mark it. Some residents have landscaped over theirs. It is important that you know where your shut off is for repairs, emergency, etc. and have it accessible to you and the district. If you don't know where it is, you can contact our water operator to assist you for a fee or contact Novo Utility Services, Tommy Novotny at 303-999-9892 who can help you. www.novoutilityservices.com   You should also know where your sewer clean out is also. 

Fire Hydrants - Three Foot Clearance

If you have a fire hydrant on your property, please keep it accessible year-round.  Summer is a great time to remove shrubs, branches, etc that block visual and physical access.  There should be a three-foot clear circle around the hydrant.

There is no Board meeting in July.  Next Board Meeting is August 20th at 5 p.m. at the Mail House.
